Pre construction process
Preparation of plans agreement (PPA)
Before you sign a building contract, you'll receive essential documents such as floor plans, specifications and inclusions. These plans will help determine the overall cost of constructing your new home.
Site survey & soil report
A site survey evaluates your land's condition, including elevation levels and boundaries, while a soil report assesses its strength. These reports are crucial as they impact the construction costs and whether a standard or reinforced slab is necessary.
Building contracts
After the PPA, site survey, and soil report, your builder will prepare a building contract. This contract outlines the scope of work, parties involved, the total cost, and any required payments, along with the chosen plans and specifications.
Pre-start selections
Once the contract is signed, you'll visit the builders head quarters for a free pre-start meeting to finalise details like colour schemes and fixtures. You'll also meet your contract administrator, who will assist you throughout the construction process.
Final plan sign-off
After making your selections, your contract will be updated to reflect these choices. Any additional costs for upgrades will be added, and you’ll have a chance to review and sign the updated contract.
Scheduling
After final sign-off, your contract goes to the scheduling team to coordinate the construction timeline of your home.
Construction process
Site-works
This phase involves preparing the building site by levelling the ground and clearing vegetation, as well as setting up utilities. Once site-works begin, you'll be assigned a construction team.
Slab down
The first significant milestone is when the concrete slab and footings are poured, providing a solid foundation for your new home.
Structural walls
The next step is constructing the structural walls, made from either steel frames, double brick, or a combination. A supervisor will ensure the work meets your approved plans.
Roof cover
The first part of this stage involves constructing and installing a frame. Next, gutters and downpipes are installed, and the roof can be completed using your choice of colorbond or roofing tiles.
Lockup
The lock-up stage in house building marks the completion of the external structure, including walls, roof, windows, and doors, creating a secure and weatherproof environment. This milestone allows for internal work to begin and protects the structure from the elements.
Final touches
During this phase, all the finishing details are completed to ensure your home is truly ready for you to move in.
Practical completion inspection (PCI)
Your supervisor will guide you through your home. This is an opportunity for a friendly chat where you can address any concerns you may have. Any minor repairs needed will be handled after your inspection.
Key handover
Once all minor works are completed and you’re satisfied with everything, the keys will be handed over, and your new home will officially be yours!
